In chapter 4 Margaret points out that it is possible for the one property to yield both a good cash flow and show capital appreciation, but not at the same time. Michael Yardney's freshly updated book is great for the newbie investor. It explains everything from the correct mindset to property searches and then tips to close the deal. After reading this book you'll have a great idea of where to go next to realise your dream to buy a property. His 5 Stranded Strategic Approach is also a great concept to keep in mind when qualifying property as investment grade. Yardney's strategy is geared more towards capital growth strategies but is still a valuable read for cash flow investors.
